5 Things to Review Before Drywall Goes Up

Before drywall goes up, your home hits a critical milestone — the point of no return. Once the walls are closed, making changes becomes expensive, disruptive, and sometimes impossible.

That’s why at Totten Construction, we treat the pre-drywall walkthrough as one of the most important stages in the entire building process. It’s our final opportunity to verify that what’s behind the walls matches the design, the plans, and the client’s expectations.

Here are five things every homeowner should review before drywall goes up:


1. Structure and Framing

Start with the bones of the home. Check that walls are straight, plumb, and properly aligned. Framing should match the architectural drawings — window and door openings should feel right in the space, and ceiling heights should match what was approved.

We also verify that blocking is installed wherever you’ll later hang heavy items — TVs, cabinetry, towel bars, or floating shelves. This simple step avoids headaches later.


2. Electrical Layout

Before drywall, confirm that every switch, outlet, and light is exactly where you want it.

Walk through room by room and imagine how you’ll live in the space — where your nightstand lamps go, which wall gets the TV, and whether outlets are hidden behind furniture.

We always recommend photographing every wall before insulation. It’s a visual map for future reference if you ever need to locate wiring or outlets down the road.


3. Plumbing and HVAC

Once drywall is up, rerouting pipes or ducts can mean cutting open finished walls — so now’s the time to double-check.

Make sure supply and drain lines are located correctly for all fixtures, and that HVAC vents, returns, and bath fans are in their proper locations.

A well-designed HVAC layout ensures even airflow — a key factor in comfort and efficiency, especially in Florida’s coastal humidity.


4. Insulation and Soundproofing

Insulation isn’t just about energy efficiency — it’s about comfort.

Confirm that the right insulation is used in the right places: sound-dampening in bedrooms and bathrooms, moisture-resistant in wet zones, and high R-value insulation in exterior walls and ceilings.

We also inspect vapor barriers and sealants to ensure the building envelope is properly protected from Florida’s climate.


5. Technology and Smart Home Pre-Wiring

Think beyond outlets — think about connectivity.

Now is the time to run wires for Wi-Fi boosters, security cameras, speakers, or home automation systems. Even if you don’t plan to install smart systems immediately, pre-wiring saves time and cost later.
